Windows in Ewell: different rules for the village, Ewell Downs Road and the 1930s estates
Ewell is two places for anyone changing windows. The old village around the High Street is a conservation area with an Article 4 direction. The much larger suburb around it, built mostly in the 1930s, has no such controls on most streets.
Ewell Village
The council's appraisal of the Ewell Village Conservation Area covers streets including the High Street, Church Street, Spring Street, West Street, London Road, Epsom Road and Kingston Road. An Article 4(2) direction was served on all its houses in February 2000. Since then, replacing windows or doors on the front of a house there needs planning permission.
The council's appraisal describes the buildings it wants to protect: late 18th and early 19th century weatherboarded cottages, usually one room deep, and brick gentry houses with sash windows in Spring Street and Church Street. It names uPVC windows on some unlisted houses as a problem. If you live here, plan on timber, and talk to the council before you order anything.
Ewell Downs Road and The Green
South of the village, the Ewell Downs Road Conservation Area was designated in 2000 with its own Article 4 direction. The local builder Ernest Harwood put up most of these detached cottage-style houses from the late 1920s, with steep tiled roofs, tile and timber decoration and leaded light windows. Replacing front windows needs consent, and the appraisal states that uPVC and aluminium are generally out of character. Next door, Higher Green and Longdown Lane form a separate conservation area.
West Ewell, Ewell Court and East Ewell
Most of Ewell was built with semi-detached houses in the 1930s. West Ewell and Ewell Court have the most semis, and the inter-war streets of East Ewell, east of the A24, are similar. These houses usually have a ground-floor bay, casement windows and a back kitchen that has often been extended. Unless the house is in one of the conservation areas above, aluminium or uPVC flush casements can normally go in without an application. Ewell East and Ewell West stations both sit among these estates.
Our West Ewell examples price the same semi in uPVC and in aluminium.
